Labor (install)
Crew time. Tile and glue-down installs run higher than floating click-lock. Stairs add per-tread surcharges.
Subfloor prep
Leveling compound, moisture barrier, patching, or full subfloor replacement on older homes. We confirm during pre-install measure.
Removal & disposal
Tearing out the old floor, hauling debris, and tipping fees. Carpet pull and pad disposal are cheaper than glued tile demo.
Trim, transitions, accessories
Quarter-round, T-molds, stair nose, reducers, thresholds. Easy to forget; not optional.
Furniture & appliance handling

Plank goods always have waste - cut-offs, mismatched batches, repair stock. Diagonal patterns push that to 15%.

Material is roughly half the all-in number. A $4/sq ft floor is closer to $8–$10 installed.

Reserve 10–15% for surprises
Subfloor damage you couldn't see, plumbing relocates, mold remediation. Best discovered with reserve money on hand.

Don't skimp on the pad (carpet)
The pad drives ~50% of comfort and most of the lifespan. Spending an extra $0.40/sq ft on pad outperforms upgrading the carpet itself.
