Containment and prep
Plastic walls at every opening, HVAC sealed, dust-containment vacuums hooked to every sander. 95%+ dust capture before sanding starts.

Rough cut - 36/60 grit
Drum sander pulls existing finish, stain, and the top layer of wood. Pet stains and deep scratches disappear here.
- 03
Finish sanding - 80/100 grit
Progressive grits flatten the floor and prep for stain or finish. Edges done with a smaller orbital - the seam between drum and edger is invisible when done right.

Stain (optional)
Custom-matched to a stain board you sign off on. We'll show you matte/satin/semi-gloss sheen options and grain pop.

Three coats of finish
Waterborne polyurethane is standard - low VOC, fast cure. Oil-modified available on request. Buff between coats two and three.

Cure schedule and walk-through
Socks at 24 hours, furniture at 72 hours, area rugs at 30 days. We walk the job before sign-off and leave touch-up kit on hand.
