Most homeowners spend $8 to $22 per square foot for installed hardwood in 2024 - roughly $3,200 to $8,800 for a 400 sq ft room. The spread is wide because three things move the number: the species and grade you pick, the condition of the subfloor underneath, and how your installer handles the parts of the job nobody quotes upfront.

If you want a single planning figure, use $14/sq ft installed. That covers a mid-grade engineered or solid white oak, a typical nail-down install over a wood subfloor, removal of one existing floor, and the usual transitions and quarter-round. From there, the breakdown:

Labor rates

Labor for a clean install ranges $4 to $8 per square foot. Nail-down over a plywood subfloor is the fastest and cheapest. Glue-down over concrete adds $1–$2/sq ft for adhesive and a longer dry time. Herringbone, chevron, and other patterned layouts add 30–60% to labor because of the cut waste and layout time.

Subfloor prep - the part that surprises people

Most quotes assume a flat, dry, ready subfloor. They almost never are. Plan for:

• Leveling: $1–$3/sq ft for self-leveling compound when the floor varies more than ¼″ over 10 ft.
• Plywood overlay on concrete: $2–$4/sq ft if you want a nail-down solid floor over a slab.

How to read a hardwood quote

A clean quote lists material, labor, subfloor prep, removal, and finishing as separate lines. Watch for bundled "installation" line items that absorb subfloor prep - that's where unexpected change orders come from. Ask the installer to specify the leveling allowance in writing.

When engineered beats solid on price

Over a concrete slab, engineered hardwood saves $3–$6/sq ft because you skip the plywood overlay. On a second story over joists, solid and engineered land within $1/sq ft of each other - pick on the look, not the price.
