Tile Installation Cost Guide (2024)

Most homeowners spend $10 to $30 per square foot for installed tile in 2024 - roughly $1,200 to $3,600 for a 120 sq ft bathroom. Labor is the dominant line item: a tile floor is essentially poured-in-place craft work, and the substrate has to be flatter than for any other floor type.

The quick number

Use $18/sq ft installed for a mid-grade 12×24″ porcelain over a flat plywood subfloor in a standard layout, with thinset, grout, sealant, and a transition.

Substrate & waterproofing

Tile fails when the substrate moves. Plan for proper underlayment in every install - this is non-negotiable.

All-in: ~$3,450, or about $28.75/sq ft for the floor - tile quotes are always higher on small wet rooms because of demo and waterproofing. A 600 sq ft open kitchen in the same product lands closer to $18/sq ft.

Where tile quotes hide cost

Watch for: demo quoted "as time and materials" with no cap, missing waterproofing line items (membranes are not a "nice to have"), and bullnose / Schluter edge treatments left off the quote entirely. A clean tile quote always includes the membrane, grout type, and edge treatment as separate lines.
