Luxury Vinyl Plank (LVP) Installation Cost Guide (2024)
10 min read · Updated 2024
Most homeowners spend $4 to $12 per square foot for installed LVP in 2024 - roughly $1,600 to $4,800 for a 400 sq ft room. The biggest variables are wear layer thickness, plank size, and whether your subfloor needs leveling before the planks go down.
The quick number
Use $7/sq ft installed. That covers a 20-mil wear layer floating click-lock install over a flat, dry subfloor, plus underlayment, transitions, and basic furniture move.
Material cost by wear layer
Wear layer is the clear top coating that takes the abuse. It's measured in mils - bigger is more durable.
| Grade | Per sq ft | Notes |
|---|---|---|
| 6 mil wear layer | $2–$3 | Light residential, low-traffic only. |
| 12 mil | $3–$4.50 | Standard bedrooms, hallways. |
| 20 mil | $4–$6 | Full-home, kids, pets, commercial light. |
| 22–30 mil rigid core (SPC) | $5–$8 | Best for slab subfloors, basements. |
| Wide / long plank (9″× 60″+) | add $1–$2 | Cuts more waste, longer install time. |
Install method matters
- Floating click-lock: $1.50–$2.50/sq ft. Fastest. Most residential.
- Glue-down LVP: $2.50–$3.50/sq ft. Better for very large rooms (over 40 ft any direction) and rolling-load commercial.
- Loose-lay (commercial): $2–$3/sq ft. Heavy planks, no glue or click - fast retail rollouts.
Subfloor prep
LVP shows every dip and ridge underneath. Prep is the line item that ruins cheap quotes.
- Self-leveling compound (concrete): $1–$3/sq ft where needed.
- Plywood patching (wood subfloor): $0.50–$1.50/sq ft.
- Vapor barrier (slab): $0.30–$0.60/sq ft.
- Underlayment (if not pre-attached): $0.40–$0.90/sq ft.
Removal & finish work
- Carpet & pad removal: $1–$2/sq ft
- Old vinyl / VCT removal: $2–$4/sq ft
- Shoe molding / quarter-round: $2–$4/linear ft installed
- Transitions (T-mold, reducer): $25–$60 each
- Toilet pull & reset (per bathroom): $150–$300
Worked example: 1,000 sq ft main floor
- 20-mil rigid core LVP: $5/sq ft → $5,000
- Floating install: $2/sq ft → $2,000
- Carpet removal: $1,500
- Self-leveling on 25% of floor: $700
- Shoe molding (250 lf): $750
- Transitions (5): $200
All-in: ~$10,150, or about $10.15/sq ft installed.
Where LVP quotes hide cost
Two places: leveling allowance (often quoted "as needed" with no $ cap) and transition count. Ask for a written leveling allowance - usually $1–$2/sq ft for the worst 25% of the floor - and for the transitions to be itemized.
